Website terms

These terms explain how you may use the MRM website and private portal. The agreement for any property, service or investment is separate and sets out the terms of that transaction.

Using this website

You may browse the public website and use its forms to contact MRM. Provide accurate information and only submit personal information or documents you are entitled to share. Contact us if you need information in another format.

Submitting an enquiry or booking an introductory call does not commit you to buying a property or making an investment. A confirmation page is not evidence of a completed transaction; check your written confirmation and contact MRM if anything is unclear.

Information and decisions

Website content provides general information. It is not personal financial, investment, tax or legal advice. Consider your own circumstances and obtain appropriate independent advice before committing funds.

Property examples describe particular projects and are not a promise of future performance. Availability, estimates, proposed works and opportunity details can change. Review the current documents, fees, responsibilities and material risks for the specific opportunity before deciding.

Your portal account

Private access is for invited users and the projects they are authorised to view. Keep your password and sign-in links confidential. Tell MRM promptly if you suspect unauthorised access, see information belonging to someone else or notice an incorrect account entry.

Uploading an agreement does not sign or approve it. A file marked uploaded is awaiting review unless a separate status or written communication says otherwise. Payment instructions and contractual deadlines must be confirmed through the agreed process.

MRM may restrict access where needed to protect account security, investigate misuse or comply with legal duties. If you cannot access documents you need, contact the team.

Acceptable use

Do not attempt to enter another person's account, bypass access controls, upload malicious files, interfere with the service or use the site for unlawful activity. Do not send material that infringes another person's rights. Automated extraction that disrupts the service or accesses restricted information is not permitted.

Content and external services

Website text, designs, images and other materials belong to MRM or their respective owners. You may view and save material for your own review. Obtain permission before republishing material or using it commercially, except where the law permits that use.

External links, videos, calendars and payment services are operated by their providers. Their own terms and privacy information may also apply. An external link does not make MRM responsible for everything on the linked website.

Availability and responsibility

MRM aims to keep information accurate and the service available, but the website may need maintenance and errors can occur. Report an error using the contact details above. Do not rely on a website display alone for a payment deadline, legal commitment or investment decision.

Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for fraud or fraudulent misrepresentation, or death or personal injury caused by negligence. These terms do not remove any mandatory consumer rights or alter the rights in your separate transaction agreement.

Privacy and changes

Our Privacy notice explains the handling of personal information. We may update these website terms as the service changes; the date above identifies this version. Updated website terms do not retrospectively change a separate signed agreement.

Questions and disputes

Please contact MRM first so that we can try to resolve a concern. These website terms are governed by the law of England and Wales. Any mandatory protections and rights to bring proceedings available to consumers in their home jurisdiction remain unaffected.
